THK AI exterior-design evaluation

Overview[edit]

The system accepts a photograph of a detached house and uses AI to quantify its exterior design. Yamasaki worked on the AI and the system that makes its result available within the appraisal workflow.

The deployed feature forms part of the THK Home Appraisal System rather than a standalone price predictor. Background[edit]

THK researches, develops, and promotes a home-appraisal system and trains certified home appraisers. The system calculates base prices for individual building components, then reflects their performance and marketability. Evaluation workflow[edit]

A user photographs the exterior with a smartphone and uploads the image. Use in appraisal[edit]

The design score is used as an addition to the THK appraisal. According to the official announcement, exterior design can add up to 5% to the overall appraisal when the AI rates the design highly.^{[1]Building Evaluation Research Institute, “AI exterior design evaluation added to the THK Home Appraisal System,” 2 December 2025.}

This is an adjustment to the appraised value. It does not guarantee that the eventual transaction price will rise by the same amount.
